We stayed in a semi-double room at the Tokyo Bay Ariake Washington during Comiket 103 and a Premium Bay Side Double Room at the Sotetsu Grand Fresa Tokyo-Bay Ariake during Comiket 104.

- Historical Context

The Tokyo Bay Ariake Washington opened on June 29, 1999, and renovated in 2014, boasts a longer history in the area. In contrast, the Sotetsu Grand Fresa Tokyo-Bay Ariake, established in 2009, is a relatively newer addition to the local hospitality scene.

- Room Views: Tokyo Bay Ariake Washington

When it comes to views, the Tokyo Bay Ariake Washington is unrivalled. It offers an unobstructed panorama of the entire Ariake area, including a close-up view of Tokyo Big Sight. The Sotetsu, while still offering a partial view of Big Sight, is largely obstructed by surrounding buildings.

- Comfort Considerations: Sotetsu Grand Fresa Tokyo-Bay Ariake

A significant point of difference lies in the overall comfort of the accommodations. Washington's dated master air conditioning system failed to cool the room effectively throughout our stay, even when set to a low temperature, making for uncomfortable nights in the summer heat. Meanwhile, the robust air conditioning system in Sotetsu provided a welcome respite from the summer heat, maintaining a consistently cool and comfortable environment throughout our visit.

The Sotetsu Grand Fresa Tokyo-Bay Ariake offers a superior experience in other aspects as well. Our Premium Bay Side Double Room, located on the exclusive premium floors (17th to 20th), was accessed via dedicated elevators, separate from those used by guests on other floors. This not only provided a sense of exclusivity but also meant less crowded lift rides during peak times.

Furthermore, the Sotetsu's room was noticeably newer, larger, and more comfortable than its counterpart at the Washington. A standout feature was the high-quality Simmons double bed - a crucial factor after tiring walks at Comiket. This combination of premium floor location, superior room quality, comfortable bedding, and effective temperature control gives the Sotetsu a clear edge in terms of comfort and overall stay experience.

- Location and Accessibility

Washington's proximity to Tokyo Big Sight is a clear advantage. However, this benefit is somewhat offset by the mandatory detours imposed by crowd control measures for Comiket attendees staying there. Surprisingly, Sotetsu's slightly more distant location allows guests to bypass these measures and join the queue far more directly.

- Dining Experience

Both hotels offer comparable breakfast options, with the Washington's dining area providing the added entertainment of watching early-morning Comiket queues form outside.

- Amenities and Conveniences

The Sotetsu edges ahead in terms of facilities, featuring an in-house Lawson convenience store and offering a range of items for guest use, including chargers and hair styling tools. The Washington counters with an on-site McDonald's, though this may be superfluous for guests with included breakfast plans.

Choosing between these two hotels ultimately depends on your priorities. The Tokyo Bay Ariake Washington offers an unparalleled view of the Comiket experience, allowing guests to feel part of the event even from their rooms. The Sotetsu Grand Fresa Tokyo-Bay Ariake, while lacking in views, compensates with superior comfort, convenient facilities, and a strategic position for joining Comiket queues which is critical for entering the venue earlier as soon as Comiket starts.
